If you’re planning a trip to the Mexican Caribbean and wondering where to stay in Playa del Carmen, you’re in the right place. In this guide, I’m sharing everything I wish I had clearly laid out before my last trip, including what areas I recommend, which ones I’d personally avoid, and the mistakes we made so you don’t repeat them.
Playa del Carmen has beautiful beaches, yes. But unless you’re happy walking long distances every day, choosing the right area to stay really matters. Location can make or break your trip here.
The good news? Playa del Carmen has something for every budget, from luxury all-inclusive resorts to boutique hotels, apartments, and hostels.
I’ve been to Playa del Carmen three different times, and I’ve seen firsthand how much it’s changed over the years. I usually love staying around Playa Mamitas or Playacar, but on our last trip, we made a big mistake choosing the wrong area, and trust me, you can learn a lot from that story.

🗺️ Understanding Playa del Carmen’s layout (this helps *A LOT*)
Before choosing where to stay in Playa del Carmen, it really helps to understand how the city is laid out, because I’ll be referencing streets and avenues throughout the article.
A lot of travelers get confused about distances here — especially how far their hotel actually is from the beach.
The city is built on a grid system:
- Streets parallel to the ocean are called Avenidas (1st Ave, 5th Ave, 10th Ave, etc.)
- Streets perpendicular to the ocean are Calles (Calle 8, Calle 10, Calle 12…)
This applies to most of the city, except for Playacar, which is more spread out and resort-style.
Important quirks:
- Avenues increase by 5 (there aren’t 45 streets between 1st and 45th Ave!)
- After 45th Avenue, you’ll hit the Cancún–Tulum Highway.
- 5th Avenue (Quinta Avenida) is pedestrian-only and the main tourist strip
- The main street dividing north and south is Avenida Benito Juárez.
- Streets are numbered every two (8th Street, 10th Street, 12th Street, etc.)
- Numbers increase as you go north
- There is no coastal road, hotels sit directly on the beach
- Only near the ferry pier (Parque Los Fundadores, where the Playa del Carmen letters are) is there a short beachfront promenade
Once you get this, choosing a hotel becomes much easier.

Based on experience, these are the four areas I’d actually consider staying in:
- Downtown Playa del Carmen
- Playa Mamitas area
- Playacar (hotel zone)
- Playa 88 & north of town

Staying in Downtown Playa del Carmen
The area around 5th Avenue, between the ferry pier to Cozumel and Constituyentes Avenue, is the heart of Playa del Carmen.
Here you’ll find:
- Hotels for all budgets
- Tons of restaurants (some great, some overpriced)
- Souvenir shops, galleries, supermarkets
- Nightclubs and bars
- The ADO bus station (huge plus if you’re not renting a car)
Because of this, downtown is a great option if:
- You’re traveling without a car
- You want everything within walking distance
- You plan to go out at night and walk back to your hotel
That said… the central beach is just okay. It’s urban, busy, and definitely not the postcard Caribbean beach you probably imagined.
And here’s the big caveat: noise.
Some streets are extremely loud at night. And yes, I’m speaking from personal experience (more on that later).

Recommended hotels in Downtown Playa del Carmen
Playa Mamitas (my personal favorite)
Playa Mamitas is located north of the Constituyentes pier and is one of my favorite areas to stay in Playa del Carmen. It offers a perfect balance: better beach, calmer vibe, but still walkable to everything.
You’ll find:
- Luxury beachfront hotels (like Hyatt and Mahekal)
- Boutique hotels and condos
- Great restaurants
- Famous beach clubs like Mamita’s, Martina, and Encanto
This area feels more relaxed than downtown, but still lively during the day.
The beach here is noticeably nicer than the central beach: wider, less crowded, and more enjoyable, especially as you move farther from the pier.
⭐ If you want a quieter stay, a better beach, and still be close to everything, this is one of the best areas to stay in Playa del Carmen.
Recommended hotels in Playa Mamitas
Playacar, Playa del Carmen’s Resort Area
Playacar is located south of downtown and is the most exclusive area in Playa del Carmen.
This gated community features:
- Private beaches
- Golf course
- All-inclusive resorts
- Security checkpoints
Closer to the city, you’ll find villas and small hotels. Farther south, massive all-inclusive resorts dominate the area.
You’ll need transportation to get downtown (though walking along the beach during the day is possible).
This is the best area if you want a relaxed, resort-style vacation.
Best all-inclusive resorts in Playacar
Playa 88: Quiet, Natural & Less Developed
Playa 88 stretches north toward Punta Esmeralda and is one of the quietest and most natural beach areas near Playa del Carmen.
Fewer buildings, more vegetation, and a calmer vibe overall.
That said, I only recommend staying here if:
- You’re beachfront
- You’re okay being farther from downtown
The main standout option here is Paradisus La Perla (adults-only). If it fits your budget and you want a peaceful, all-inclusive stay surrounded by nature, it’s a great choice (next to it is the Paradisus family hotel)
Continuing northward, more resorts appear until you reach the exclusive Mayakoba area, with hotels similar to those in Playacar but in an area that is (for the moment) more unspoiled.
Where NOT to Stay in Playa del Carmen (Our Real Mistake)
On our last trip to Playa del Carmen, we honestly chose very wrong, and this is probably the most useful part of the entire article.
To be clear: we stayed here and the hotel itself was not bad at all. It was adults-only, nicely designed, had a pretty pool, and good reviews. The problem was 100% the location.
Out of the three nights we stayed there… we didn’t sleep a single full night.
What went wrong?
We were coming from Cancun and debating whether to stay in Playa del Carmen or somewhere else along the Riviera Maya. Playa had always been one of our favorite destinations because of its vibe, and everything we read online said it was still “relaxed” and “chill”, so we decided to repeat.
We booked last minute, which already limited our options. Many well-rated hotels were sold out or way over our budget. On a previous trip, we had stayed at Hotelito del Mar, about a 10-minute walk from Playa Mamitas, with spacious rooms, a rooftop pool, and a great price. Unfortunately, it wasn’t available this time.
We ended up booking another hotel with very good reviews (over 8 on Booking), and only one recent comment mentioned potential noise. Since noise usually doesn’t bother us much, we didn’t think twice. We had previously stayed at Hotel Colonial, very close to this area, and noise had never been an issue.
Big mistake.
The music from nearby clubs was insanely loud until around 3 a.m. And when the clubs closed, the street noise continued until 5 a.m. with people partying, yelling, and cars honking. We asked reception if we could change rooms, but unfortunately, there were no quieter rooms available.
Later, talking to other travelers and locals, we learned that Playa del Carmen has changed a lot in recent years, especially when it comes to nightlife noise. And the area where we stayed turned out to be the worst possible spot for what we were looking for.
So, where should you NOT stay in Playa del Carmen?
Unless your plan is to party every single night, I strongly recommend avoiding:
- The area around Coco Bongo
- 5th Avenue & 12th Street
- And honestly, try to stay well clear of 10th Street to 14th Street in that zone
Even if a hotel looks great on paper, that location can completely ruin your sleep.
Also avoid staying near Señor Frog’s in the Playa Mamitas area. It gets extremely loud until around 2 a.m., especially on weekends.
In other parts of Playa del Carmen, there is some noise. It’s a city, after all! but it’s manageable. In my opinion, Playa del Carmen is noticeably louder than it used to be.
Our mistakes (and how you can avoid them)
A bit of self-criticism here, because we definitely learned our lesson:
- Book in advance whenever possible. You’ll have more choices and time to evaluate locations properly.
- Be careful with generic advice from websites that clearly haven’t been there, or blindly trusting AI-generated recommendations.
- Always check the map carefully. We usually do this, but because we were short on time, we didn’t fully realize how close our hotel was to Coco Bongo.

Where to Stay in Playa del Carmen on a Budget (Affordable Hotels I’d Actually Consider)
If your budget is limited, don’t worry! Playa del Carmen still has plenty of affordable accommodations. You don’t have to stay at an all-inclusive resort to enjoy this destination.
Most budget-friendly options are located:
- Downtown
- Near the ADO bus station
- Or farther inland, closer to the highway
